Tile in a Humid Climate: Floors and Showers That Last in South Florida

Tile is the right material for South Florida: it handles heat, sand and wet feet better than almost anything else. When it fails, it's almost never the tile itself. It's what happened under it.

Why tile fails

  • Hollow spots and cracked tiles usually mean the floor wasn't flat enough or the tile didn't get full mortar coverage. Large-format porcelain is especially sensitive to this.
  • Cracked grout lines along a straight run often follow a crack in the slab underneath.
  • A shower that leaks behind the wall almost always lacked a proper waterproofing layer. Tile and grout are not waterproof; the membrane behind them is.
  • Dark, crumbling grout in showers is moisture getting in and staying in — common in humid climates without sealing and ventilation.

The prep that prevents it

Flatten the floor. Before large-format tile goes down, the floor is checked and, where needed, self-leveled. It is the least visible step and the one that decides whether tiles rock or crack.

Isolate slab cracks. A crack-isolation membrane over a cracked slab keeps that crack from telegraphing through the new tile and grout.

Waterproof every wet area. Shower walls, floors, niches and benches get a waterproofing membrane before tile. We include it in every shower quote.

Lay out from the centerlines. Starting from the middle of the room avoids thin slivers of tile at a doorway or along the most visible wall.

Seal what needs sealing. Natural stone — marble, travertine — needs sealing, and some grouts do too. Your quote says which.

Tile over tile?

Sometimes it works: if the existing tile is flat, solidly bonded and the extra height is acceptable at doors and transitions. In showers and over hollow-sounding floors we remove the old tile. We'll tell you from your photos before quoting.

Small tile jobs count too

You don't need a remodel to fix tile. Replacing a few cracked tiles, regrouting a shower, resealing stone and re-caulking tub and shower joints are ordinary handyman visits.
