Airbnb Turnover Maintenance: A Host's Checklist Between Guests
For a short-term rental host, a repair is rarely about the cost of the repair. It's about the window between checkout and the next check-in — and the review a guest leaves when something small was broken.
What breaks most often in short-term rentals
A rental sees a new set of guests every few nights, so wear that a family home spreads over years shows up fast. The usual suspects:
- Locks and smart locks: dead batteries, misaligned strikes, keypads worn out by hundreds of codes.
- Anything mounted: TV mounts, towel bars, shelves and curtain rods loosened by guests and cleaning crews.
- Kitchen and bath: jammed garbage disposals, dripping faucets, running toilets, slow drains, shower doors off their track.
- Walls: scuffs, dents from luggage and door handles, nail holes from things guests hung.
- Furniture: wobbly chairs and bed frames, drawers off their slides.
A between-guest checklist
Use this during the turnover, or have a technician do it as a walkthrough:
- Every lock and smart lock: battery level, latch alignment, backup key.
- Lights and bulbs in every room, including outdoor and closet lights.
- Faucets, toilets and drains: no drips, no running, no slow drains.
- Disposal, dishwasher and range hood running.
- TV mount, shelves, towel bars and curtain rods tight.
- Walls checked for scuffs and holes; touch-up paint on hand.
- Smoke detector batteries.
- Furniture: chairs, bed frame, drawers.
Getting repairs done inside the window
The key is telling your handyman the window, not just the problem. With Gold Hands: text a photo of the issue with the checkout and next check-in times. Where a technician is based nearby, turnover calls booked in the morning are prioritized for the same day, and the dispatcher confirms the slot before you rely on it. The technician sends photos of the finished work so you see it before the guest does.
When one unit becomes several
Hosts and property managers with several units rarely want to book from scratch every time. A recurring arrangement — standing visits, a running punch list and one point of contact — is priced directly with you. Single calls are general handyman work at $100 per hour with a two-hour minimum; a longer turnover list is cheaper as a flat Half Day ($399) or Full Day ($749).
Know when it's not a handyman job
A major appliance failure, permitted plumbing or electrical work: a good handyman tells you right away and points you to the right trade instead of patching something that shouldn't be patched.
