Caulking in Miami homes and condos
Caulk is the flexible seal where two surfaces meet: a bathtub and its tile, a shower base and its wall, a countertop and the backsplash, a window frame and the stucco around it. When it cracks, lifts or turns black, water gets behind it, and that is how swollen drywall, loose tile and mold behind the wall begin.
Miami is hard on caulk. Humidity sits in a bathroom all year, the air conditioning drips condensation almost every day, and mildew grows on an old silicone bead faster than in a dry climate. Outside, salt air and sun break down exterior sealant, and the joint between a window frame and the stucco opens as the two materials move differently in the heat.

A bathtub or shower recaulk usually fits inside the 2-hour minimum, so it pays to add the sink, a window or baseboard gaps to the same visit. Send a photo of the joint and you get a price before the visit.
How we recaulk a tub, shower or sink
- Remove the old caulk. New caulk over old caulk does not stick. The old bead is cut and pulled out along the whole joint, corners included.
- Clean and dry the joint. Residue, soap film and mildew come off and the joint is left to dry. Silicone does not bond to a damp or dirty surface.
- Tape for a clean line. Painter's tape on both sides keeps the bead straight and the same width from end to end.
- Run and tool the bead. Mold-resistant silicone in bathrooms and kitchens, paintable acrylic latex on trim, exterior-grade sealant outside. The bead is smoothed in one pass and the tape comes off while it is still wet.
- Let it cure. Silicone typically needs about 24 hours before a shower or tub is used; water on an uncured bead washes it out of the joint. We tell you the cure time before we leave.
Exterior caulking in South Florida
The stucco-to-frame joint around windows and doors is the one that fails first on a Miami house: sun and salt air harden the old sealant, and the gap lets the afternoon rain in behind the wall. We cut it out, clean the joint and run an exterior-grade sealant made for stucco and frames. Expansion joints on patios and pool decks get the same treatment.
What we do not do
Caulk seals a joint; it does not fix a leak inside the wall or under a tub. If the tile is loose, the grout is crumbling or the drywall behind the tub is soft, we show you photos and say so before quoting: a new bead over a wet wall only hides the problem.

How long does caulking take?
A bathtub or shower recaulk usually fits inside the 2-hour minimum visit ($200); removing the old bead takes longer than laying the new one. When should a tub or shower be recaulked?
When the bead is cracked, pulling away from the tile, or stained black with mildew that no longer cleans off. In Miami bathrooms that is often every few years. Do not wait for water to show on the other side of the wall; by then the drywall behind the tile is usually wet.
Silicone or acrylic caulk?
Silicone where there is water: tubs, showers, sinks and countertops. It stays flexible, does not shrink and resists mildew, but it cannot be painted. Acrylic latex caulk on trim, baseboards and casings, because it takes paint. Outside, an exterior-grade sealant that handles sun, salt air and the movement between stucco and a frame.
There is black mold on my caulk. Is it under it too?
Often, yes. Mildew that will not scrub off is growing in the caulk and behind it; the only fix is to cut the old bead out completely, clean and dry the joint and run new mold-resistant silicone. If the wall behind the joint is soft or the tile moves, we tell you before sealing it, because the problem is bigger than the caulk.
Do you do exterior caulking around windows and doors?
Yes. We cut out the failed sealant around window and door frames, clean the joint and apply an exterior sealant made for stucco and frames; expansion joints on patios and pool decks are the same kind of job.
